Land prices for various types of nature area

Land located in buffer zones is more expensive than land for other types of nature area.

Current situation

In 2001, the highest price per hectare was paid for land in buffer zones around nature areas (EUR 59 000 per hectare), although the actual area involved was in fact only 179 ha. The price for land was lowest (almost EUR 25 000 per hectare) in existing nature areas and country estates (569 ha).

Buffer zones are often located in areas where other functions compete on the real estate market, for example agriculture and building construction. Existing nature areas are cheaper because there is generally little or no competition.

Technical note

The prices indicated for "green" zoning refer to land purchased by the Land and Water Management Service (Dienst Landelijk Gebied, DLG) in 2001. Those for agricultural land refer to non-leasehold land. The figures are from Statistics Netherlands (CBS), the Land and Water Management Service (Dienst Landelijk Gebied, DLG) and the Land Registry Office (Kadaster, Kadata).
